Banker Potter donates Bedford Falls properties for perpetual preservation
Banking tycoon Henry “Old Man” Potter has donated a swath of land previously set aside for a housing development to the Central Indiana Land Trust, Inc, (CILTI) for perpetual protection.
The land just outside Bedford Falls had been earmarked for construction of Potter’s Field, a massive residential development to be owned by the banker. Through a surprise land-swap agreement inked on Christmas Eve with the Bailey Brothers Building and Loan, anybody who purchased a tract in Potter’s Field will instead receive property in nearby Bailey Park so that Potter’s Field can retain its natural state.
“I am entrusting this property to the good people at CILTI because they have proven highly capable of not only protecting land but also enhancing its natural attributes,” Potter said. “And after the discovery of a rare species nearby, I can’t think of any organization I’d rather trust with this responsibility.”
“It’s true,” said CILTI CEO Cliff Chapman. “Shortly before this stunning gift, our longtime supporter George Bailey sighted a rare Clarence angelus in the waters adjacent to Potter’s Field.”
“It-it-it was right there,” Bailey said. “Just a-a-a-flopping and floundering in the water. I-I-I had to jump in just to save the poor thing.”
Sightings of Clarence angelus, a bird not well-acclimated to water, are often described as life-changing. Flightless in its juvenile stages, Clarence angelus is known to issue a tinkling call when it does achieve flight. Bailey and his daughter, Zuzu, reported hearing that call not long after seeing the Bedford Falls specimen.
“These are the kinds of experiences you can only have in wild places,” Chapman said. “And they’re the kinds of experiences our donors make possible over and over with their generous gifts. For this and the many other ways they support Indiana’s natural places, we are eternally grateful to our supporters, and we wish them the very best of holiday seasons with family and friends.”

Joanna Nixon is the owner of Nixon Consulting, an Indianapolis-based strategy and project management firm focused on the nonprofit sector. She currently serves as the Philanthropic Advisor for the Efroymson Family Fund. Prior to opening her consulting practice in 2000, Joanna was vice-president for grantmaking at Central Indiana Community Foundation (CICF). Joanna has more than 25 years of experience in the nonprofit and arts and culture sector. She is passionate about the environment and loves bringing big ideas to life and creating high-quality arts and culture programs and experiences. Joanna enjoys outdoor adventures, including competing in fitness obstacle course races and hiking with her high energy Australian Cattle Dog, Jackson.

Before retiring, CILTI board member Karen Wade worked for Eli Lilly & Co. In retirement she volunteers for a number of organizations, including the Indiana Master Naturalist program, Johnson County Native Plant Partnership CISMA, Meadowstone Therapeutic Riding Center, and Leadership Johnson County.

Born and raised in Central Illinois, David spent many days as a child wandering around the river, forest and lakes there. He works behind the scenes as a key member of our fundraising team. When not working, David loves to be outdoors hiking, fly fishing, kayaking or woodworking.
